What are the two main parts of a new build warranty?

Years 1-2

During the first two years of your new build warranty, the developer is responsible for any defects or issues related to materials and overall workmanship. Years 3–10

From the third to the 10-year mark, any major structural defects will be covered by your insurance provider rather than the developer.   • Flaws in weatherproofing. Inadequate damp-proofing, faulty roof waterproofing or defective drainage systems.

Not covered under a new build warranty

A new build warranty does not cover:

  • Normal settling. Minor cracks in plaster or non-structural walls and cosmetic imperfections that don't affect structural integrity.

  • General wear or damage. Any imperfections caused by the homeowner whilst living in the property.

  • Lack of routine maintenance. Failure to adequately heat and ventilate the property may cause mould damage.

  • External issues like ground movement. Structural changes caused by nearby excavation or by external impacts, such as weather.

What happens if you sell your home during the warranty period?

As a warranty is tied to a property, not the homeowner, it will remain valid for any new owners who move in during the warranty period. However, proper documentation and formal transfer to the new owner must be completed to maintain coverage.
