Why buying new could be right for you

If you’re a first-time buyer or maybe you’re ready to buy your second home, there are many benefits to choosing a new home over an older property.

Why buy a new build house

From lower running costs associated with an energy efficient new build home, to being able to stamp your individual mark on a blank canvas, there are many reasons why so many people are opting for a new home rather than an old one.

In fact, a new home can be the easiest and most cost effective way to buy, whether you’re new to home ownership or you’re moving up the housing ladder.

Below are just a few of the reasons why so many people are choosing to buy new.

Why buy a new build home

It’s more cost effective

The difference between the running costs of an older property and a new home can be substantial. Recent advancements in energy efficient technology are clear when you compare a new home to an older property.

Research from the National House Building Council and the Zero Carbon Hub showed that families living in newly built homes could be saving as much as £1,400 a year on their energy bills compared to if they were living in a typical four-bedroom Victorian property. *

That doesn’t just mean lower bills of course; it also means a warmer home without the drafts and chills you find in an older property.

* Research was carried out by NHBC in November 2013 and is based on new homes built to 2013 standards.

New homes are more energy efficient

There doesn’t have to be a chain

Selling your starter home

No housing chain!

There may well be a pressing reason for you wanting to sell your existing home. Maybe you have children now and need more space, or perhaps you need to move for work.

Whatever the reason, once you decide to move you;ll probably want to move as quickly as possible. However, you can get caught in a chain of sellers and buyers, where the decision of a homebuyer three steps removed from you can mean your purchase falls through at the last minute. In fact, one in three purchase chains in the UK fall apart.

With a chain you’re dependent on your buyer to keep to their promised timetable. It’s stressful, time consuming and can be emotionally draining. You’re also at the risk of being 'gazumped' if another purchaser swoops in with a higher offer once yours has already been accepted.

However, with a new build you’re no longer at the mercy of the person you’re buying from. Instead you’re dealing with a professional sales team who understand the complexities of moving.

If you’re a new buyer, then the whole house-buying process is a leap into the unknown. That’s why buying from someone with experience in selling rather than relying on a fragile chain can make for a much smoother sales process.

There’s no requirement for renovation

We work longer hours than ever and few of us are willing to spend our evenings painting, stripping wallpaper and renovating a 'doer-upper'. DIY is also expensive and whilst you could add the cost of building work to your mortgage it is likely to incur extra fees and take up even more of your time. If done incorrectly, you can also end up incurring significant expense to rectify problems. In fact, in Britain we spend an average of £3200 rectifying botched DIY jobs, with an additional £4000 to complete the job in the first place. Even if you get the professionals in, there is no guarantee the work will be done to the required standard either.

With a new build home, you don’t just get a blank canvas. If you pick a plot before it is completed you can work with our experienced team to choose your own fixtures, finishes and appliances. And if you just want to enjoy a modern home with clean lines and colours then we have properties ready to simply buy and move in. No stripping and no hard work is required.

Fitting new windows

Everything is new

Everything is new in a new build

Maybe it’s stating the obvious, but with a newly built property everything inside is new. The bath, the boiler, the shower and toilets, the oven, any other fittings and fixtures. The new appliances will all be highly energy efficient, compared to appliances that were potentially first fitted years ago.

They will also be under warranty which can be a huge reassurance when you move into a new property. It means as a buyer you have guarantees and won’t be stung by any unexpected costs, like replacing the boiler just a couple of months after the purchase goes through.

Buying a new home also gives you a great opportunity to stamp your own individual mark on a blank canvas. You can personalise your home, allowing you to show-off your own style and turn your house into your perfect home.

It’s a secure home

A home should feel safe and it should feel secure, and with a new home you get the benefit of increased security. From stronger doors and windows to greater electrical and fire safety measures, a new home provides extra security compared to a more vulnerable older building.

You also get extra peace of mind with a 10-year warranty issued from the National House-Building Council, so in the unlikely event that anything goes wrong with the property a few years down the line, you have someone to call.

Help To Buy

Examples are based on Help to Buy in England (outside of London) & Wales

The government is continuing to provide assistance to both first-time buyers and existing homeowners through the Help to Buy scheme. With Help To Buy, the government lends you up to 20% of the cost of a newly built home (15% in Scotland, 40% in London), which is interest free for the first five years. That means you may only need to raise a 5% cash deposit and a mortgage for the 75% difference (80% in Scotland, 55% in London).

You can find out more by talking to our experienced showroom staff who can help explain the scheme to you, or there's a official government guide here .When purchasing a new build property with Barratt Homes, you will also have access to our panel of expert mortgage advisers.
