Land Transaction Tax (LTT) Paid, Wales

Terms & Conditions

1. Offer applies to selected plots only, subject to status and availability.

2. Offer is to pay an agreed fixed sum towards Land Transaction Tax.

3. Payment will be made to the purchaser’s solicitor on the date of legal completion.

4. Purchasers much disclose their intention to take advantage of this offer the time of reserving a property before any other discount is applied and recorded on the Reservation Form.

5. Registered Social Landlord (RSL) and buy to let properties are excluded from this offer.

6. Offer does not apply to any shared equity properties, which includes but is not limited to Help to Buy.

7. Offer cannot be used in conjunction with any other Barratt offer.

8. Land Transaction Tax (LTT) replaced Stamp Duty Land Tax in Wales and rates changed 1 April 2018.

9. Offer does not apply to property costing £180,000 or less.

10. If replacing the main residence the higher rates may not apply (for example, where an interest in a dwelling is retained by the buyer pursuant to a court order in cases of divorce or dissolution of a civil partnership).

11. For buy-to-let investment properties or second homes, the LTT higher rates are 3% on top of the main residential rates.

12. There will not be an exemption for first time buyers (as is the case in England and Scotland).

Barratt reserve the right to withdraw or alter any of these offers at any time prior to the payment of a reservation fee. Contracts must be exchanged within 28 days of reservation of your property. Failure to do so may result in the loss of all or part of your reservation fee.

Barratt will not be liable for the refusal of a mortgage based on the borrower’s individual circumstances which leads to the loss of any reservation fee. Barratt will not be responsible for the failure of any deal due to any defects in your existing property which arise as a result of an inspection or survey, whether a part exchange deal has been agreed or not. These terms and conditions do not affect your statutory rights.
