Located just a short drive northeast of Durham in the North East of England, Houghton-le-Spring is a charming and vibrant town with lots to see and do in the local area. Houghton-le-Spring is located on the A692 which connects the town to Sunderland, and just a short distance east of the A1(M). The town doesn’t have a train station, but there are a number of regular bus services providing public transport to places nearby.
Sunderland is 15 minutes away from Houghton-le-Spring by car, Durham can be reached in just less than 15 minutes, and Newcastle is a 20 minute drive away depending on traffic. Edinburgh is 2 hours 30 minutes away, while the drive to London takes at least 4 hours 30 minutes. For rail trips to the capital, the train from Newcastle takes just 2 hours 50 minutes to King’s Cross. There are also direct trains to London from Durham.
For international travel, Durham Tees Valley Airport is 35 minutes away by car while Newcastle International Airport can be reached in just 30 minutes via the A1.

Houghton-le-Spring is a vibrant place to live with lots of attractions in and near to the town, along with a lively calendar of annual events. For shopping, the town has a number of independent stores along with cafes, a library and traditional pubs. For designer labels and high street shopping, Dalton Park Outlet is just a short drive away.
For days out in the great outdoors, Houghton-le-Spring is near to a number of beautiful green spaces including the Durham Wildlife Trust Reserves Joe’s Pond, Rainton Meadows and Hawthorn Dene. The town is also not far from the coast, where you can find beaches including Blackhall Rocks, Longsands Beach and Whitley Bay.
For golf fans, Houghton-le-Spring Golf Club is perfect for a leisurely Sunday morning round while Penshaw Equestrian Centre is also nearby. If you’re moving to the area with children, there are lots of family days out within easy reach including Down at the Farm, Herrington Country Park and Adventure Valley.
Each year, the town hosts the ancient Houghton Feast and Houghton-le-Spring Beer Festival.
If you’re moving with a school-age children, it’s good to know that new homes in Houghton-le-Spring are close to a number of ‘Outstanding’ schools as rated by Ofsted.
